It’s not hard to notice the construction projects that have taken place around Charlotte recently in 2015; the completion of Interstate 485, the extension of the light rail system, as well as installments of the street car system. However, in addition to projects highlighted in our previous blog, there are several other development projects in the works around Charlotte that will have lots to offer as well.
For starters, you can anticipate a surge in availability of hotel accommodations throughout Charlotte. According to the annual State of Center City Report (SoCC), there are 1,600+ hotel rooms either in the planning stages, or under construction. The Charlotte Observer has reported that there are quite a few hotel projects planned or under construction in Center City to accommodate for a booming hotel market.
In the meantime, the Charlotte Knights have their sights set on putting in place a 6-story office building that will provide a terrace view of the stadium, more seats, as well as a restaurant and underground parking. The Charlotte Knights hope the addition of this building will provide more amenities such as restrooms and concessions for ballpark attendees. The site, which is just under an acre in size, for the projected construction is located on the northeast side of the stadium, bordering West Fourth Street. The Knights anticipate bringing its final plans to Mecklenburg County for approval soon and hope to start construction this fall.

Also near the BB&T Ballpark, there is a 33-story apartment tower in the works. Ascent, which will be located at 3rd Street and Poplar, will bring about a scenic change to the Charlotte skyline. Developer Greystar is currently working on the 314-unit building, which will include 5,000 square feet of retail space on the ground floor, as well as eleven stories for parking garages. The building will face Romare Bearden Park, and offer a great view of the ballpark as well as the downtown skyline. Ascent is scheduled to be completed in late 2016.
Just a few blocks away, the Stonewall Street corridor will have a seemingly different appearance in the next couple years, starting with a residential community called Fountains Uptown, which will feature 230 upscale apartments. The community will offer amenities such as an 8,000 square foot clubhouse and a rooftop patio providing an unobstructed view of the Queen City skyline. Profitt Dixon Partners, the developers behind the project, are currently working on the apartment building, which is scheduled to be finished in late 2015.
Another Stonewall Street development planned is a mixed-use community that will be located on a 5 acre lot across from the NASCAR Hall of Fame. The project, by Crescent Communities, will include a Whole Foods, 450 apartments and two hotels, with completion scheduled for 2017.
At the corner of Brevard and Fourth Street there are plans for another residential community. Boston developer RTG Holdings, is looking to build a 28-story condominium building that will have retail fronting on the ground floor and amenity decks on the seventh story and rooftop. This would be the first of two residential buildings that RTG Holdings is planning to develop on the 1.7 acre land area. They also plan to include a small pocket park between the condos and a neighboring historic church. The project would be named 1 Brevard and is still in the design stages. RTG hopes gain to approval from the City later this summer for its future development.

In the South End neighborhood, there is a joint project between BPA Residential and Selwyn Property Group that will feature a modern 29-unit townhome development. The community, named Helix, will be at the corner of Doggett and Hawkins streets in the heart of South End. The townhomes will range in size from 1,038 to 2,137 square feet, and will offer roof terraces facing Uptown, private outdoor patios, and have one- or two-car garage options. Carocon Construction, the general contractors for Helix, is expected to start construction in late June.
Over in the NoDa district, another residential community is in the works. A 36-unit project is planned for the corner of North Davidson Street and Anderson Street. Bob Nixon, developer and owner of RWN Properties, has plans for contemporary condominium homes as well as retail space on the ground floor. Liberty Solutions has been named as the general contractor, and construction is expected to begin in late 2015. The residence, Galleries @ NoDa, will feature public art from local artists and hopes to include an art gallery within the retail spaces, so as to carry on the theme of local art that NoDa has always been known for.
As you can see, Charlotte can expect quite a bit of change in its landscape in the upcoming years. With many construction projects either planned or underway, the Queen City is experiencing a trend of new construction development that is sure to continue for several years.
